A Stucco Shop That Happens to Install Windows

Corprominence works on windows across Riverside from a shop on Adams St in the 92506 ZIP. Most of what we do is replacement, and most of the houses we do it on are slab on grade with stucco over paper and lath.

We describe ourselves the way we do because of what we kept finding. A homeowner calls about a leaking window, has already replaced it once, and the water is still coming in. The window was never the problem. The opening was.

What the Wall Is Actually Doing

Stucco is a reservoir cladding. It takes on water in a storm, holds it, and gives it back over the following days. Nothing about that is a defect. The system assumes it, which is why there is a weather resistive barrier behind the stucco and flashing at every penetration to catch what gets through and drain it back to the outside.

A window is a hole cut through both layers. Every one of them lives or dies on whether the flashing at the head, the jambs and the sill was lapped in the right order, so that gravity carries water out rather than in. Get that sequence wrong by one layer and you have built a funnel into the stud bay.

Why Riverside Is Its Own Problem

We are dry. Around ten inches of rain in an average year, and long stretches where nothing at all falls. That lulls people into treating flashing as optional.

The trouble is what the heat does in between. Hard west sun on a Riverside elevation cycles a sealant joint open and shut every day for months, and a joint that has been worked like that for four or five summers is not doing what it did when it was tooled. Then a wind driven February storm arrives, pushes water sideways under pressure, and finds every one of those tired joints in an afternoon. The damage is a rain event. The cause was the summer.

How We Quote

We look before we price. That usually means opening a corner, checking the reveal, and finding out whether the existing opening is dry. If it is, a retrofit installation is honest and we will say so, because it saves you the stucco work and the interior patching.

If the opening is wet, we will tell you that a retrofit hides it rather than fixes it, and we will explain what a full frame job involves before you decide. We would rather lose the quote than be the second crew that covered the same leak.
