How a Stucco Window Opening Is Actually Flashed, and Why Most Riverside Leaks Start There

People call us about windows. Almost none of the problems we get called for are windows.

A modern replacement unit, closed and latched, is a sealed insulated glass panel in a frame with weatherstripping and an internal drainage path. It is a decent piece of manufacturing and it does its job. What it cannot do is anything about the hole it is sitting in, and on a stucco house in Riverside the hole is where the trouble lives.

This is a long piece about that hole. If you are deciding between quotes, or you have already replaced a window once and it still gets wet, it is worth the read.

Stucco Is Not a Waterproof Skin

The first thing to unlearn is the idea that the stucco keeps water out.

Stucco is a reservoir cladding. It is porous cement plaster, usually three coats over metal lath over a weather resistive barrier, and in a storm it takes water on and holds it. That is normal. It gives it back slowly over the following days as the wall dries. Nothing about that is a failure.

What actually keeps the framing dry is the layer behind: the barrier paper, and the flashing at every place something penetrates it. Their job is to catch whatever gets through the stucco and drain it back out to the face of the wall below.

So the correct mental model of a stucco wall is not a raincoat. It is a set of overlapping shingles, laid so that gravity always hands water outward. Every detail in the wall is judged by whether it preserves that.

A Window Is a Hole Cut Through Both Layers

Now put a window in it. You have cut through the stucco, through the lath, through the barrier, and into the framing. The drainage plane that used to run continuously down the wall now has a rectangular interruption in it, and water arriving from above has to be routed around that interruption and back onto the plane below.

That routing is the flashing. It is not a product you buy so much as a sequence you perform, and the sequence is the entire job.

The Order: Pan, Jambs, Head

The sill pan goes in first. It is a tray across the rough sill, sloped slightly toward the outside, with the ends turned up into dams and usually a small upstand at the back. Its outside edge laps over the barrier below the opening. Anything that gets past the window, and something always eventually does, lands in the pan and runs out onto the wall face where it belongs.

The jamb flashing goes on second, running up both sides and lapping down over the ends of the pan. Down over. Not tucked behind. Water running down a jamb has to be delivered into the pan, and if the jamb flashing goes behind the pan it is delivered underneath it instead, into the framing.

The head flashing goes on last, over the tops of the jamb flashings, and its top edge tucks up under the barrier paper above the opening. So the paper sheds onto the head flashing, the head flashing sheds onto the jambs, and the jambs shed into the pan.

Read that chain twice. Every step is an overlap in the direction water travels. There is nothing clever in it. It is just relentlessly consistent, and the consistency is what people get wrong.

Getting One Layer Backwards Is Worse Than Nothing

This is the part homeowners find surprising. A reversed lap does not simply fail to help. It actively collects.

A head flashing installed over the barrier paper instead of under it makes a horizontal ledge that catches everything running down the wall above the window and channels it straight into the top of the opening. An unflashed opening would have leaked less. We have opened walls where the only source of water was a single reversed lap eight feet up.

What We Actually Find When We Cut One Back

Enough theory. Here is what comes out of a real opening on a real Riverside house.

No sill pan at all. This is the most common finding by a wide margin. Pans were not standard practice locally until roughly the mid nineteen nineties. On the Wood Streets bungalows, on the older Victoria Avenue houses, and on a great many of the tract homes that went up along the 91 and the 60, the sill under your window is bare framing with paper laid over it and nothing to catch a drop. It survives for decades because it rarely rains and the wall dries between events.

Paper lapped the wrong way at the head. Very common, and usually original rather than the result of a later repair. It was built that way.

Weep holes caulked shut. A window frame drains internally, through small slots along the bottom of the exterior face. Somebody with a caulk gun, trying to be thorough, seals them. Now the frame collects water and holds it against the sill instead of releasing it. We find this on maybe one job in five and it is entirely self inflicted.

A retrofit flange installed over an opening that was already wet. The new flange and its sealant bead become the outer barrier, the evidence goes underneath, and the wall dries more slowly than it did before. The homeowner is told the window was replaced and the leak was fixed. It was not.

Soft bottom plate at the corners. Usually confined to a few inches, occasionally worse. Slab on grade construction puts that plate low, so once it starts taking water it stays damp.

Why This Bites in a Dry City

Riverside gets around ten inches of rain in an average year. There are long stretches where nothing falls at all. It is reasonable to ask why flashing matters much here.

The answer is that the rain is not what breaks the assembly. The sun is.

A west facing elevation in this city takes hard afternoon light from spring through October, and the surface temperature swing across a single day is large. A sealant joint at a window perimeter is stretched and compressed through that swing every day for months. Four or five summers of that and a joint that was properly tooled when it went in has lost much of what it had, and a joint that was merely smeared on as a surface bead has failed outright.

Then a wind driven storm arrives in February. Wind driven rain does not fall on a wall, it is pressed into it, and it finds every tired joint on the elevation in one afternoon. The damage happens in the rain event. The cause accumulated over the summers.

Santa Ana conditions do their own part, drying joints out further and driving dust into any gap that has opened. And because the wall spends most of the year bone dry, the damage stays invisible for a long time. By the time a stain shows up on interior drywall, the opening has usually been taking water for several seasons.

How to Tell Whether It Is the Window or the Opening

Some rough field tests you can do yourself before anyone quotes anything.

Where does the water show up? At the top of the interior casing points at the head. At the bottom corners, especially one corner more than the other, points at the sill and the missing pan. Water on the glass itself, running down inside, is more likely to be condensation or a failed seal in the unit.

Is the glass fogged between the panes? That is a failed dual pane seal. It is a window problem and it is the one case where replacing the unit genuinely is the fix. It looks like a permanent haze that no amount of cleaning touches, and it is worst in the afternoon heat.

Does it only leak in a driving storm from one direction? That is wind driven water finding a specific joint on a specific elevation. It is an opening problem.

Has it been replaced before? If a window has already been swapped once and still gets wet, stop buying windows. The opening was never corrected.

Look at the stucco below the window after a dry spell. A pale mineral bloom, a chalky line, or a subtly different shade in a band under the sill means water has been moving through that wall and depositing salts as it evaporates. That is the wall telling you what it has been doing.

What Honest Advice Looks Like Here

Not every house needs the expensive version. If we open a corner and the opening is dry and sound, a retrofit installation is a legitimate detail and we will say so, because it saves you stucco patching, interior repair and a lot of money. Plenty of Riverside tract homes are exactly that case.

The judgement is entirely about whether the existing opening is dry. That is a question with an answer, and getting the answer takes an hour and a small hole in an inconspicuous corner. Any estimator who can tell you which method your house needs while standing in the driveway is guessing.

The other thing worth saying plainly: if only one window on a west elevation is giving you trouble and the rest of the house is fine, fix that one. There is no reason to replace fifteen windows because one opening was built badly, and a whole house quote for a single leak is a sales decision, not a technical one.

The Short Version

Water gets through stucco. It always has. The wall is designed around that, and the flashing at each opening is what turns an inevitable leak into a non event by handing the water back outside.

Pan first, jambs lapping down over the pan, head over the jambs and tucked under the paper above. Weeps left open. Joints tooled, not smeared. Get that right and the window you choose is a comfort and efficiency decision rather than a water one, which is how it should be.
